Prairie Crossing Apartments and Townhomes
Prairie Crossing is a mixed-income housing development consisting of 20 townhomes and 56 one and two bedroom apartments. Located in a rapidly-growing, middle and upper-income area of Lincoln, Nebraska, the development is designed in Prairie-style architecture. Forty-three units are reserved for low-income households at or below 60 percent of area median income. The remaining 33 units are market rate units affordable to moderate-income households. HOME funds from the State of Nebraska were used to further reduce the rents of six of the 43 low-income units. All units include nine-foot ceilings, ceiling fans in bedrooms, dishwasher, garbage disposal, microwave, washer and dryer hook-ups, all electric high-efficiency heating and cooling, insulated windows and exterior doors, and pre-wiring for cable television/internet service. Each townhome has a front and rear porch, two and one-half baths, full basement and single-car garage with automatic door opener. The apartments have private entrances and a rear balcony or patio. Four ground-level units are fully accessible and include kitchen and bathroom cabinets with roll-under space, a roll-in shower and grab bars in the bathrooms, low-pile carpet, and pre-wiring for automatic door openers, if needed. Amenities include a clubhouse house with fitness room and kitchenette, outdoor picnic area, two playgrounds, half basketball court and connections to both north-south and east-west future public pedestrian trails, which will border the property. The development is located close to schools and shopping. Detached garages are available for an extra fee and weekly curbside pick-up of recyclables is available to residents at no charge. There is an on-site leasing office and maintenance facility. The development was funded with investor capital in the amount of $4,700,924 raised through the sale of $494,935 in federal low-income housing tax credits; $700,000 in HOME funds; loans from the Lincoln Housing Authority; owner equity and a first mortgage. Total development costs are approximately $11.3 million.
