townhomes are part of a larger community revitalization initiative that
had been in place for 6 years when the 2- and 3-bedroom homes went on
the market in 2003. Eleven of the 29 units in this
mixed-income development were reserved for households earning at or below 80 percent of the
area median income;
the Nashville Public Housing Agency offered these buyers a $15,000
zero-percent downpayment loan that is fully forgiven if they remain in
the home for 5 years. Buyers also had access to a special low-interest
mortgage product arranged by the developer, Affordable Housing
Resources (AHR). In addition, all first-time homebuyers were required
to complete education and counseling offered by AHR.
