University Macombs
Located in the Morris Heights neighborhood of the Bronx, the University Macombs apartment complex was developed by Bronx Pro through a collaboration of the New York City Department of Housing Preservation (HPD), the New York City Housing Authority (NYCHA), and the New York City Housing Development Corporation (HDC). This partnership will eventually contribute 6,000 affordable units to Mayor Bloomberg's $7.5 billion New Housing Marketplace Plan to build and preserve affordable homes for 500,000 New Yorkers over 10 years. University Macombs consists of four renovated buildings previously owned by NYCHA and sold to Bronx Pro for $1 apiece, and one newly-constructed building on NYCHA-owned land. Financing included tax-exempt bonds and 4 percent Low-Income Housing Tax Credits. The development contains 206 apartments, a day care center, a community room, and commercial space. Ten percent of the units are reserved for formerly homeless tenants, 25 percent for former residents of public housing, and the remainder for families earning 60 percent or less of area median income.
