Located in a rapidly-growing area of Lincoln, Nebraska, the development is designed in a traditional architectural style. Half of the units are reserved for low-income households at or below 60 percent of area median income. The other half are market rate units affordable to moderate-income households.
All units include central air conditioning, refrigerator, electric range, dishwasher, garbage disposal, formal dining area, nine foot ceilings, crown ceiling moldings, cathedral ceilings on second stories, walk-in closets, washer and dryer hook-ups, high efficiency gas heat and hot water, and insulated windows and exterior doors.
Each two-story townhome has a front and back porch, rear balcony, two and one-half baths, full basement and single-car garage. The apartments have private entrances and a rear balcony or patio. Three ground-level units are fully accessible and include kitchen and bathroom cabinets with roll-under space, a roll-in shower and grab bars in the bathrooms, and low-pile carpet.
Amenities include a clubhouse/leasing office with great room, kitchenette, meeting rooms, game room, fitness room and computer room with internet access; two playgrounds; half basketball court; three mail kiosks; laundry facility and on-site maintenance facility. Detached garages are available for an extra fee. A regional upscale shopping center, neighborhood retail, public pedestrian recreational trail, branch YMCA, branch public library, and public elementary, middle and high schools are all located within walking distance.
The development was funded with investor capital in the amount of $1,675,478 raised through the sale of $282,067 in federal low-income housing tax credits; loans from the Lincoln Housing Authority; owner equity and a first mortgage. Total development costs were approximately $10,994,073.
