Yavapai-Apache Homes
Developed by Yavapai-Apache Nation Tribal Housing, Yavapai-Apache Homes III is a 30-unit housing project that consists of four two-bedroom units, 24 three-bedroom units, two four-bedroom units and one housing operations building, all developed within the boundaries of the Yavapai-Apache Nation. Travois, Inc., a housing and economic development consulting firm for American Indian organizations, assisted with the project. Twelve of the project's units are single-family detached housing units, while the remaining 18 are a combination of three duplexes and four triplexes. The units are highly energy efficient, handicapped accessible and have separate landscaped yards for each family with space for play areas and gardens. There is a great need for new construction in the Yavapai-Apache community. Many of the existing units are in substandard condition and in need of rehabilitation, and overcrowding is also a problem. With this development, Yavapai-Apache Nation Tribal Housing lessened the housing crisis on its reservation and is also offering the chance for homeownership for its families. At the end of the compliance period, it is YANTH's intention to offer the units for sale to the low-income occupants of the individual units comprising the project. Homeownership, budget and financial counseling will be provided to the tenants/homebuyers. The sources of funding for this project came from the purchase of Low Income Housing Tax Credit Funds by the investor, Washington Mutual Community Development, Inc. (now JPMorgan Chase). The remaining financing was provided by a general partner loan by Yavapai-Apache Nation Tribal Housing to the tax credit partnership.
